345 51st Street

The largest of the four, and the only one that runs three storeys. A guest room and full bath sit on the ground floor beside the kitchen and dining room, so the house works with someone staying in it. Upstairs, the primary suite takes the quiet end of the plan, with a study, two more bedrooms and the laundry between.

The Compound

One driveway, four front doors

The four parcels sit together between 51st Street, Coronado and Manila. There are no curb cuts on 51st — the street lost its abutters' rights when it was widened — so every car turns in from Coronado, down a single shared driveway, into a court the four houses face rather than the road.

What that buys is unusual for a city block this close to Telegraph: yards on grade, an attached garage on most of the plans, and a front door that does not open onto traffic. Each house was drawn for its own parcel, so no two of the four repeat.

The Neighborhood

Temescal, on the Rockridge edge

Temescal grew up around the creek and the streetcar line, which is why its blocks are small, its lots are narrow and its commercial streets are still lined with the storefronts they were built with. The compound sits at the top of it, where 51st Street meets Coronado — three streets from Broadway, half a mile from Telegraph.

North of here the grid turns into Rockridge: College Avenue, the Market Hall, and a BART platform fifteen minutes on foot. South, Piedmont Avenue. Between the two, most of a week's errands are walkable.
