Information you give us

Most of the Site has no forms, so we only receive what you send us directly — by calling us, emailing us, or booking a time through our scheduling link. Typically that is your name, email address, phone number if you give one, and whatever you choose to tell us about what you're looking for. We do not ask for financial account numbers, Social Security numbers, or government identification.

The connect page for 1455 Le Roy Ave

One page — the connect page for 1455 Le Roy Ave, which is reached from our advertising — asks two yes-or-no questions: whether a Spring 2027 completion works for you, and whether the asking price works for your budget. Choosing an answer is a tap; there is nothing to type. Your answers are recorded and sent to us together with the details on the next screen.

The next screen asks for your name, your mobile number and your email address, and all three are required to continue. You type all of it yourself — nothing is pre-filled from any account, and we do not read your contacts. Your answers and those details are sent to us at that point, before you are offered any way to get in touch.

After that we offer four ways to reach the listing agent — calling her, chatting with her, booking a time, or sending the listing to your own agent. Calling her and booking a time send us nothing further. You are not required to choose any of them.

The agents page

The agents page has a form as well, and it is for licensed real-estate professionals rather than buyers. It asks for your name, your brokerage, your email address and your phone number, all of which are required, and optionally your licence (DRE) number, which home your client is interested in, and anything else you would like to tell us. You type all of it yourself; nothing is pre-filled. It goes to the listing agent named in Section 11 and into the same customer-relationship account described in Section 3, tagged so that it stays separate from every other list in that account. Submitting it reports nothing to Meta — there is no advertising event on that page beyond the pixel described in Section 7.

Chat now opens a live chat window on the page. What you type there, and any file you attach, comes to us — into the same account your details went to a moment earlier — and is held by the company that runs the chat, HighLevel Inc., described in Section 3. It is a real conversation: somebody on our side reads it and replies in the same window. If the chat window cannot open in your browser, the panel asks for your question in a single field instead and sends it to us the same way. Nothing you write there is sent to any advertising network.

One of the four is different from the rest, and it is the only place on the Site that sends an email to somebody who has not given us their address. Send this to my agent asks for your agent's email address, and their name if you know it. If you use it, we send one email to that address on your behalf, saying that you found this listing and asking them to contact the listing agent to learn more. Your name is in that message, so your agent knows who it came from, and we send you a copy of it. That address is used for that one email and nothing else — it is not added to any mailing list, we do not market to it, and it is not shared with any advertising network. If you do not use that option, we never ask for it and never have it.

We ask those two questions for one reason and we would rather say it plainly: so that the listing agent speaks with people the home actually suits. We do not ask anything about your household, your background, or anything else touching a protected class, and we never will — see Section 9. We also do not ask about your interest rate, down payment, or monthly payment.

Information collected automatically when you visit

Our hosting provider, Vercel Inc., records standard server logs for every request to every page: IP address, browser and device type, the page requested, the referring page, and the date and time. This is what keeps the Site running and secure. It applies site-wide, unlike the map providers described below. We do not combine these logs with anything else or use them to identify you. Vercel also counts page views for us, on every page, through its own Web Analytics. It records which page you opened, the page that referred you, and coarse device, browser and country information taken from the request. It sets no cookies and uses no other storage on your device, it does not follow you to other websites, and it produces counts rather than a profile: we can see that a page was read a certain number of times, not who read it. It has nothing to do with advertising and nothing from it reaches Meta.

Information sent to third parties when a page loads

Some pages embed maps that are served by other companies, and every page loads the advertising pixel. Those companies receive your IP address, browser information, and the page you are viewing at the moment the page loads — before you click anything and whether or not you interact with anything. These are the most significant data flows on the Site, so we want to be specific about them:

• Google Maps is embedded on the One Helen, Berkeley, and Oakland property pages. Loading any of them causes your browser to make a series of requests to Google. Google may set or read its own cookies inside that embedded map, and if you are signed in to a Google account, Google may be able to associate the visit with that account. This happens inside Google's embed and is governed by Google's privacy policy, not ours.
• The OpenStreetMap Foundation supplies the base map tiles used on the homepage and the One Helen, Berkeley, and Oakland pages. Each tile request sends your IP address, browser information, and referring page to the Foundation's tile servers.
• Meta Platforms, Inc. receives a page-view report from every page of the Site through its advertising pixel, unless you have opted out or your browser sends a Global Privacy Control signal. It is the one flow here that exists for advertising rather than to make a feature work, so it has a section of its own — see Section 7.
• HighLevel Inc. (GoHighLevel) supplies the live chat window on the connect page for 1455 Le Roy Ave. This one is different from the rest of this list: nothing is requested from HighLevel when the page loads. It happens only if you tap Chat now, and from that point your browser loads the chat window from them, so they receive your IP address, browser and device information, and the page you are on, along with whatever you type in the chat.

If you would rather not have this happen, you can block third-party requests with a browser extension or your browser's privacy settings; the rest of the Site works normally without the maps. The pixel also has its own opt-out, which needs no extension — see Section 7.

Scheduling

Our "Schedule a Call" and "Express Interest" buttons are ordinary links to our own Contact page; they do not contact any third party. From that page, a scheduling link opens Calendly in a new tab. Calendly receives nothing when you merely load one of our pages — only if you click that link through and enter information there, in which case that information is collected by Calendly under its own policy and shared with us so we can meet with you.

Cookies

The advertising pixel described in Section 7 may set cookies in your browser and read them again on later visits; Meta names these _fbp and _fbc. Apart from those, we set no cookies. We use your browser's local storage for exactly one thing: if you use the advertising opt-out, your choice is recorded there so the pixel stays off on the pages you open afterwards. Google may also set cookies inside the embedded map described above. We use no session storage or similar technologies.

We do not knowingly collect sensitive personal information, biometric data, or precise geolocation.

We use what we collect to:

• respond to your inquiry and answer questions about a home or the buying process;
• schedule and conduct consultations, tours, and follow-up conversations;
• send you information you specifically asked for;
• operate, secure, and maintain the Site;
• measure how our advertising performs and show our homes again to people who have visited the Site, as described in Section 7;
• keep records of our communications; and
• comply with law and enforce our rights.

We build no advertising profiles ourselves and hold no such profile about you. We do use Meta's advertising tools, and the pixel lets Meta attach your visit to its own profile of your browser — that is what Section 7 is about. We do not use your information for automated decision-making that produces legal or similarly significant effects.

Our listing agent and brokerage. Inquiries about a specific home go to the licensed real estate agent representing that property so they can respond to you. For One Helen, that is Raeanna Reudy, Compass, DRE #01971379.

Vercel Inc. hosts the Site, processes server logs for every page, and counts page views through its Web Analytics, all as described in Section 1.

HighLevel Inc. (GoHighLevel) receives what you submit on the connect page for 1455 Le Roy Ave — the two answers, your name, mobile number and email address, and anything you write or attach in the live chat on that page — and holds it in the customer-relationship account Bianchi Group Developers uses to manage inquiries about its homes. HighLevel also serves the chat window itself to your browser, as described in Section 1. It is tagged so it stays separate from every other list in that account. It is not shared with any advertising network, and it is not added to any marketing mailing list.

HighLevel Inc. also receives what you submit on the agents page — your name, brokerage, email address, phone number, and the optional licence number, home and message — and holds it in the same account, under its own tag. It is not shared with any advertising network and it is not added to any marketing mailing list.

Your own real estate agent, if you use the Send this to my agent option on the connect page for 1455 Le Roy Ave. They receive one email, at the address you typed, which names you as the person who asked us to send it. We do not contact them again.

Google LLC receives the information described in Section 1 when the One Helen, Berkeley, or Oakland page loads its embedded map. This applies to those pages only.

The OpenStreetMap Foundation receives the information described in Section 1 when base map tiles load on the homepage and the One Helen, Berkeley, and Oakland pages.

Meta Platforms, Inc. receives a page-view report whenever you load any page of the Site, as described in Section 7, unless you have opted out or your browser sends a Global Privacy Control signal.

Calendly LLC receives information only if you click a scheduling link and enter it there.

Professional advisors. Our attorneys, accountants, and insurers, where reasonably necessary.

Legal and safety. When required by law, subpoena, or legal process, or where disclosure is necessary to protect our rights or someone's safety.

Business transfers. If Bianchi is involved in a merger, acquisition, financing, or sale of assets, information may transfer as part of that transaction.

We do not sell your personal information for money. We do share it for cross-context behavioral advertising, in one specific way: the page views the Meta pixel reports. We did neither before the pixel was added to the Site in August 2026. Section 7 explains it and gives you the switch that turns it off.

What you submit on the connect page is kept for 24 months from the day you send it, and then deleted. We chose a specific number rather than "as long as necessary" because a period you cannot check is not a commitment. Twenty-four months covers the construction of the home through its expected Spring 2027 completion, plus a year afterwards. You can ask us to delete it sooner at any time — see Section 6. The same 24-month period applies to what a real-estate professional submits on the agents page.

We keep other inquiry and consultation records for as long as needed to respond to you and to maintain a record of the conversation or transaction, and thereafter as required by law, our insurers, or real estate recordkeeping obligations. Server logs are retained by our hosting provider for a substantially shorter period. Information held by Google, the OpenStreetMap Foundation, Calendly, and Meta is retained under their own policies.

We use reasonable administrative and technical safeguards appropriate to the sensitivity of what we hold. The Site is served over HTTPS. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive personal or financial information to us by email.

We extend the following rights to everyone who visits the Site, regardless of whether a particular legal threshold applies to us.

You may ask us to:

• Know what categories and specific pieces of personal information we have collected about you, where we got it, why we collected it, and who received it;
• Delete the personal information we collected from you, subject to exceptions such as completing a transaction, security, and legal compliance;
• Correct inaccurate personal information we hold about you;
• Opt out of the sharing of your personal information for cross-context behavioral advertising. You do not have to write to us for this one — the link in the footer of every page does it immediately, in your browser; see Section 7. We do not sell your personal information for money at all; and
• Not be discriminated against for exercising any of these rights. We will not deny you service, charge a different price, or provide a different level of quality because you made a request.

To make a request, use the contact details in Section 11. We will verify your identity by asking you to confirm information we already hold before acting on a request. You may use an authorized agent, in which case we may ask for proof of their authority and separate verification from you.

Requests can only reach information we actually hold. We cannot delete or retrieve information held by Vercel, Google, the OpenStreetMap Foundation, Calendly, or Meta on their own systems; those requests must go to them.

Shine the Light. California Civil Code § 1798.83 permits California residents to request information about disclosures of personal information to third parties for those third parties' direct marketing purposes. We make no such disclosures.

Do Not Track. Some browsers send a "Do Not Track" signal. There is still no common industry standard for interpreting it, and the Site does not respond to it. Global Privacy Control is a different signal, and the Site does honor it: if your browser or an extension sends GPC, the advertising pixel does not load at all and you need do nothing else. Without GPC or the opt-out, the pixel reports your visits to Meta, which uses them to recognize your browser on other sites — so we cannot tell you that the Site does no cross-site tracking. Section 7 is the full account, and the footer link switches it off.

What it is. Every page of the Site loads a small script from Meta Platforms, Inc., the company behind Facebook and Instagram. It sends one thing — a "PageView" — each time a page finishes loading. There is no click or scroll reporting, and no session recording.

It is not the only third-party script any more, and this is the other one. Since August 2026 the connect page for 1455 Le Roy Ave can also load a live chat window supplied by HighLevel Inc. It loads only if you tap Chat now — never when the page opens, and never anywhere else on the Site — and it is there to answer your question, not to advertise to you. The opt-out below is an advertising opt-out: it does not switch off a chat you opened yourself, because that would be switching off the thing you asked for. Nothing you write in that chat is sent to Meta. Sections 1 and 3 describe what HighLevel receives.

Two pages send a second report. On the connect page for 1455 Le Roy Ave, and on the agent form on the tour page at /berkeley/tour, sending us your details reports a "Lead" to Meta, once. That is the event name and nothing else: your name, your number, your email, your two answers, and anything you type in the live chat are never sent to Meta. Choosing how to get in touch afterwards — calling, chatting with her, booking a time, or sending the listing to your own agent — reports nothing further, and your agent's email address is never sent to Meta either. The report exists so that our advertising reaches people who are actually looking for a home like this one rather than people who happen to click.

That page also reports how far you got. On the same connect page, answering one of the two questions, or starting to fill in your details, reports that you reached that step. Each one is sent once, and each one is a name and nothing else. What you answered is never sent. The report says that the first question was answered — not which option you chose; it says that you began typing your details — not what you typed. Nothing you enter on that page reaches Meta at any point. On the tour page at /berkeley/tour, the same kind of report also says how far down the page you scrolled — in four coarse steps, the last of which is that the form came into view. Those, too, are a name and nothing else: no scroll position, no time on the page, and nothing you read or typed. These reports exist because otherwise we can see only that people arrive and that some finish, with no way to tell which part of the page is losing everyone, and they are how we check whether a change to the page actually helps rather than guessing.

Every one of these reports obeys the same off switch. If you have opted out below, or your browser sends a Global Privacy Control signal, the Site sends Meta nothing at all — not the page view, not the step or scroll reports, and not the "Lead". The opt-out is checked at the moment of the action, so switching it off part-way through still takes effect.

What Meta receives. The address of the page you are viewing, the page that referred you to it, your IP address, and your browser and device information. The pixel may also set cookies in your browser and read them on later visits, so that Meta can recognize the same browser over time and on other sites that run the same pixel. Meta receives this whether or not you have a Meta account; if you have one and are signed in, Meta may be able to associate the visit with it. What Meta then does with that data on its own systems is governed by Meta's privacy policy, not ours.

What it does not receive. Nothing on the Site sends Meta your name, email address, or phone number. When you call, email, or book a time with us, the Site does not report that to Meta.

Why it is here. So we can tell which of our advertising reaches people who are actually interested in these homes, and so we can show the homes again to people who have already visited the Site.

This counts as "sharing" under California law. Sending your browsing activity to Meta so that it can be used for advertising is "sharing for cross-context behavioral advertising" under the CCPA as amended by the CPRA, even though we receive no money for it. We treat it as such and offer you the opt-out below whether or not the statute's thresholds apply to us.

How to opt out. Use the Do Not Sell or Share My Personal Information link in the footer of every page. Your choice is recorded in your browser's own storage, the pixel does not load on any page you open afterwards, and any cookies it had set are removed. There is nothing to fill out, and we do not need your name to honor it. Because the choice lives in your browser, it applies to that browser on that device, and clearing your browsing data clears it. The same link turns the pixel back on if you change your mind, and either choice leaves the rest of the Site working exactly as before.

Global Privacy Control. If your browser or a browser extension sends a Global Privacy Control signal, the pixel does not load and you do not need to use the link at all.

One limit, stated plainly: the opt-out stops the pixel from loading. It cannot reach back and delete what Meta already holds from earlier visits — for that, use the controls in your Meta account or contact Meta directly.

The Site is directed to adults and is not intended for children. We do not knowingly collect personal information from anyone under 16. If you believe a child has provided us information, contact us and we will delete it.

Bianchi Group Developers supports and complies with federal and California fair housing laws. We do not use any information described in this policy to discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity, marital status, national origin, ancestry, familial status, source of income, disability, genetic information, veteran or military status, or any other characteristic protected by law.

We may update this policy from time to time. When we do, we will revise the "Last updated" date above and post the new version here. If the changes are material — for example, if we add a contact form, analytics, or any tracking technology — we will provide more prominent notice on the Site before or when the change takes effect.
