Privacy Policy

Bianchi Group Developers ("Bianchi," "we," "us," or "our") operates homes.bianchigroupdevelopers.com (the "Site"). This policy explains what information is collected when you visit the Site, how it is used, who receives it, and the choices you have.

We are a homebuilder and developer. The Site markets custom homes that are planned or under construction. Nothing on the Site is an offer to sell or a solicitation of an offer to buy real property, and no information you send us creates a contract or reserves a home.

Two things are worth stating plainly at the top, because they are unusual:

  • The Site sets no cookies of its own and runs no analytics. There is no Google Analytics, no advertising pixel, no session recording, and no tracking script of any kind.
  • The Site has no forms. There is nothing to fill out here. You reach us by phone, by email, or through a scheduling link that opens a separate service.

1. Information we collect

Information you give us

Because the Site has no forms, we only receive what you send us directly — by calling us, emailing us, or booking a time through our scheduling link. Typically that is your name, email address, phone number if you give one, and whatever you choose to tell us about what you're looking for. We do not ask for financial account numbers, Social Security numbers, or government identification.

Information collected automatically when you visit

Our hosting provider, Vercel Inc., records standard server logs for every request to every page: IP address, browser and device type, the page requested, the referring page, and the date and time. This is what keeps the Site running and secure. It applies site-wide, unlike the map providers described below. We do not combine these logs with anything else or use them to identify you.

Information sent to third parties when a page loads

Some pages embed maps that are served by other companies. Those companies receive your IP address, browser information, and the page you are viewing at the moment the page loads — before you click anything and whether or not you interact with the map. This is the most significant data flow on the Site, so we want to be specific about it:

  • Google Maps is embedded on the One Helen property page. Loading that page causes your browser to make a series of requests to Google. Google may set or read its own cookies inside that embedded map, and if you are signed in to a Google account, Google may be able to associate the visit with that account. This happens inside Google's embed and is governed by Google's privacy policy, not ours.
  • CARTO supplies the base map tiles used on the homepage and the One Helen page. Each tile request sends your IP address, browser information, and referring page to CARTO.

If you would rather not have this happen, you can block third-party requests with a browser extension or your browser's privacy settings; the rest of the Site works normally without the maps.

Scheduling

Our "Schedule a Call" and "Schedule a Private Consultation" links are ordinary links that open Calendly in a new tab. Calendly receives nothing when you merely load one of our pages — only if you click through and enter information there, in which case that information is collected by Calendly under its own policy and shared with us so we can meet with you.

Cookies

We set no cookies. We do not use local storage, session storage, or similar technologies. The only cookies that could reach your browser through the Site are ones Google may set inside the embedded map described above.

We do not knowingly collect sensitive personal information, biometric data, or precise geolocation.

2. How we use information

We use what we collect to:

  • respond to your inquiry and answer questions about a home or the buying process;
  • schedule and conduct consultations, tours, and follow-up conversations;
  • send you information you specifically asked for;
  • operate, secure, and maintain the Site;
  • keep records of our communications; and
  • comply with law and enforce our rights.

We do not build advertising profiles, and we do not use your information for automated decision-making that produces legal or similarly significant effects.

3. Who receives information

Our listing agent and brokerage. Inquiries about a specific home go to the licensed real estate agent representing that property so they can respond to you. For One Helen, that is Raeanna Reudy, Compass, DRE #01971379.

Vercel Inc. hosts the Site and processes server logs for every page, as described in Section 1.

Google LLC receives the information described in Section 1 when the One Helen page loads its embedded map. This applies to that page only.

CARTO receives the information described in Section 1 when base map tiles load on the homepage and the One Helen page.

Calendly LLC receives information only if you click a scheduling link and enter it there.

Professional advisors. Our attorneys, accountants, and insurers, where reasonably necessary.

Legal and safety. When required by law, subpoena, or legal process, or where disclosure is necessary to protect our rights or someone's safety.

Business transfers. If Bianchi is involved in a merger, acquisition, financing, or sale of assets, information may transfer as part of that transaction.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We have not done so in the preceding twelve months.

4. How long information is kept

We keep inquiry and consultation records for as long as needed to respond to you and to maintain a record of the conversation or transaction, and thereafter as required by law, our insurers, or real estate recordkeeping obligations. Server logs are retained by our hosting provider for a substantially shorter period. Information held by Google, CARTO, and Calendly is retained under their own policies.

5. Security

We use reasonable administrative and technical safeguards appropriate to the sensitivity of what we hold. The Site is served over HTTPS. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive personal or financial information to us by email.

6. Your California privacy rights

We extend the following rights to everyone who visits the Site, regardless of whether a particular legal threshold applies to us.

You may ask us to:

  • Know what categories and specific pieces of personal information we have collected about you, where we got it, why we collected it, and who received it;
  • Delete the personal information we collected from you, subject to exceptions such as completing a transaction, security, and legal compliance;
  • Correct inaccurate personal information we hold about you;
  • Opt out of any sale or sharing of your personal information — as stated above, we do neither; and
  • Not be discriminated against for exercising any of these rights. We will not deny you service, charge a different price, or provide a different level of quality because you made a request.

To make a request, use the contact details in Section 10. We will verify your identity by asking you to confirm information we already hold before acting on a request. You may use an authorized agent, in which case we may ask for proof of their authority and separate verification from you.

Requests can only reach information we actually hold. We cannot delete or retrieve information held by Vercel, Google, CARTO, or Calendly on their own systems; those requests must go to them.

Shine the Light. California Civil Code § 1798.83 permits California residents to request information about disclosures of personal information to third parties for those third parties' direct marketing purposes. We make no such disclosures.

Do Not Track. Some browsers send a "Do Not Track" signal. There is still no common industry standard for interpreting it, and the Site does not respond to it. We do not track you across other websites — we run no analytics and set no cookies — though we cannot make that promise on behalf of Google's embedded map.

7. Children

The Site is directed to adults and is not intended for children. We do not knowingly collect personal information from anyone under 16. If you believe a child has provided us information, contact us and we will delete it.

8. Fair housing

Bianchi Group Developers supports and complies with federal and California fair housing laws. We do not use any information described in this policy to discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity, marital status, national origin, ancestry, familial status, source of income, disability, genetic information, veteran or military status, or any other characteristic protected by law.

9. Changes to this policy

We may update this policy from time to time. When we do, we will revise the "Last updated" date above and post the new version here. If the changes are material — for example, if we add a contact form, analytics, or any tracking technology — we will provide more prominent notice on the Site before or when the change takes effect.
